Dream Search On Mallorca

There are countless villas, fincas and flats on Mallorca, but finding the property of your dreams is not always easy. Many factors play a role. For example, the surroundings and location are clear, but the property you are looking for is not available. Or the perfect property is found, but the surroundings are not to your liking. Often the layout of the flat or house is not right either. Building Project On Mallorca

But it can also happen that the perfect property is not available on Mallorca. Or the desire for a new, modern home arises. In this case, we recommend having the dream property built.

In the first step, we assist in the search for a suitable building plot. Then the buyer chooses an architect who puts the wishes on paper. It is important that the architect already has experience on Mallorca and therefore knows the regulations and rules well. It is always advisable to talk to several experts, in this case architects, beforehand. This way the buyer gets a good impression and can decide with whom the cooperation works best.

Duties Of Architect

The architect now has several tasks:

  • Carrying out a property analysis
  • Examination of public law criteria
  • Determination of building size
  • Recording of customer requirements (technology and equipment)
  • Preparation of construction drawings

It can take some time from the creation of the construction drawing to the final version. Experience shows that small adjustments are always made or further wishes arise that need to be implemented.

Project Phases

The architect then applies for the building permit. Depending on the municipality, this can take several months. A little patience is therefore required. In the meantime, the first steps can be already discussed with the selected construction company. In addition, the buyer must decide on a technical architect. Often the architect already works with a technical architect who can be recommended.

The project is generally carried out in several phases: Preliminary building application (projecto basico), building permit (licencia de obras) and execution project (projecto de ejecucion). A lawyer must always be consulted for the contractual matters.

Property completion

After completion of the building project, the architect issues a building completion declaration (final de obra). This confirms that the new building has been completed in accordance with the approved planning. Finally, the new building is approved by the municipality.

The last step is a notarial act with the so-called declaration of new construction (obra nueva), in which the newly built property is described in detail and then registered in the land register.
