Holiday Rentals On Mallorca

The option of holiday rentals on Mallorca is very interesting for some property owners. Especially if the purchase of a property is made as an investment and the desire to rent it out exists. Here the owner has two options: a long-term rental or the holiday rental to tourists.

Of course, it is also possible to rent out the home on the island to tourists if the property is only used personally on a temporary basis, like a secondary residence.

Holiday Rentals On Mallorca Only With License

In order to be allowed to officially rent out to holiday guests on the island, there are some requirements. On the one hand, a rental license must be applied for at the Ministry of Tourism. This is issued after an individual check in the form of a registration number. However, only if all requirements are met.

Secondly, the property must be located in an area of the island where holiday rentals are generally permitted. The so-called PIAT zone plan provides information on this and can be requested from the Ministry of Tourism. In principle, holiday rentals are to be reduced or limited in areas where there is already a high number of tourists. Especially communities on the coast are affected by the restrictions. Therefore, when buying a property, it is important to clarify in advance whether it is possible to rent it out on site.

Requirement For The Rental License

Depending on the type of property, certain conditions must be met in order to initiate the application process. For example, if you own a flat in an apartment block and would like to rent it out, you need the consent of all owners in advance. Often, this constellation causes the most problems, as not all owners always want tourists in the house.

Otherwise, the following rules apply:

  • Premises must have at least one bathroom for a maximum of 4 guests
  • Property must not have social housing status
  • Holiday rental property must have been privately owned for at least five years
  • Only a maximum of three properties per owner may be used for holiday rentals
  • Certificate of habitability and energy certificate must be available
  • Costs for the license must be paid immediately (annual follow-up costs must be paid regularly)

Applying For The License

There are four steps to apply for a license:

  1. Obtain certificate for the license from the municipality
  2. Apply for a license at the Ministry of Tourism
  3. Purchase tourist places (beds)
  4. Submit “declaration to start a tourist activity” (Driat)

Currently, holiday rental licenses are no longer issued on Mallorca. This means that properties with an existing rental license have a special status. This is because the licenses are perpetual and can be sold on when selling the property.
